U.S. Census Bureau data portal
Reference for publicly available demographic and housing indicators; the geography and release must be checked for the specific question.
Methodology
The report is useful only when an agent can see the scope of a data point, understand its freshness and know which question still needs independent verification.
The public sample identifies sources including Census-style neighborhood indicators, school context, crime context and FEMA National Risk Index hazard data. The product output should preserve source labels rather than hide them behind a single score.
Area-level indicators describe an area or tract; they do not describe every parcel or household. Distances, ratings and risk categories are context for questions, not guarantees.
Confirm current property facts, availability, access, insurance, legal and inspection questions through the appropriate live source or professional. Record the date when the answer matters.
